What we do for you

Selling a leasehold flat
A leasehold sale needs more paperwork. The buyer's solicitor will want information from the freeholder or managing agent about service charges, ground rent and the building, so we ask for it as early as possible. The freeholder or managing agent sets the price of that information, not us.
If your flat is in a building at least 11 metres high or with at least five storeys, the Building Safety Act means the buyer's solicitor will also ask for a landlord certificate and how any building safety work is being dealt with. Our quote shows any extra fee for this work before you instruct us.

How it works
How long a sale takes depends on your buyer, their lender, the chain and, for a leasehold flat, how quickly the freeholder or managing agent replies. We give you an estimate at the start and tell you if anything changes it.

The buyer's solicitor raises questions and we answer them with your help. We ask your lender for a redemption statement.
- ExchangeThe contract is binding
You sign the contract and the transfer deed. We exchange contracts with the buyer's solicitor and the completion date is fixed. From this point, both sides are legally bound.
- Completion dayMortgage repaid, money to you
The buyer's money reaches us and you hand over the keys. We repay your lender and send you the balance, after any payments you have agreed we make from it.

Questions sellers ask
Do I need a solicitor to sell my house?
In practice, yes. The buyer's solicitor will expect to deal with a solicitor or licensed conveyancer, and if you have a mortgage, it has to be paid off on completion day, which we arrange with your lender.
When should I instruct a solicitor to sell my house?
As early as you can, ideally when you put your home on the market. We can then get your title from HM Land Registry and send you the property forms straight away, so the contract pack is ready to go to the buyer's solicitor as soon as you accept an offer.
How much does a solicitor cost when selling a house?
Our legal fee for a standard sale of a freehold home under £2m, with one registered mortgage to redeem, is £660 to £1,060 + VAT, depending on the price. Third-party costs are typically £46 to £78, for one or two people, including VAT where it applies. Leasehold and some other work is charged on top as a fixed fee, agreed in writing first. Do I pay Stamp Duty when I sell?
No. Stamp Duty Land Tax (or Land Transaction Tax in Wales) is paid by the buyer. If you're buying another home at the same time, it may apply to that purchase, and your quote shows it on its own line, apart from our fees.
What happens to my mortgage when I sell?
We ask your lender for a redemption statement, which shows exactly what is needed to pay the mortgage off on completion day. When the buyer's money arrives, we repay your lender and send you the balance, after any payments you have agreed we make from it. Any early repayment charge is set by your lender, not by us.
What forms will I need to fill in?
The Property Information Form (TA6) and the Fittings and Contents Form (TA10). If your home is leasehold, there is also the Leasehold Information Form (TA7). We send them to you at the start and check your answers before they go to the buyer's solicitor.
What's the difference between exchange and completion?
Exchange is when the contract becomes binding and the completion date is set. After that, pulling out has serious consequences for you or the buyer. Completion is the day the buyer's money reaches us, you hand over the keys and the home passes to the buyer.
Can you act for me if I am selling and buying at the same time?
Yes. We can handle your sale and your purchase together and work to line up both completion dates, though they also depend on the others in your chain. See buying and selling.
