Typical fee ranges for our most-requested services, published under the SRA Transparency Rules. Every client receives a written, itemised quotation with an exact figure before instructing us — nothing on this page commits you. Read alongside our Complaints Procedure.

THE BASICS

How our charges work

Waterstone Chambers LLP trades as Waterstone Legal. Four kinds of cost can arise on a matter — we set them out separately so you can see what you are paying and to whom.

Our fees What we charge for our own legal work, shown here as typical ranges. Your written quotation states the exact figure before you commit to anything.
VAT Where it applies, VAT is charged at 20% on top of the fee unless stated as included.
Disbursements Costs payable to third parties on your behalf — search providers, HM Land Registry, courts, interpreters or experts. We collect these from you and pay them for you.
Government charges & taxes Set by government and separate from our fees. They depend on the transaction or application and on your circumstances, so they can change.

Hourly rates where a fixed fee does not apply

The rate depends on the seniority of the person doing the work and is always agreed in writing before work starts.

Responding to the buyer's standard enquiries

Completing the sale and redeeming your mortgage
Accounting to you for the sale proceeds

NOT INCLUDED

Leasehold or managed-freehold work unless expressly included in your quotation
Resolving a defective or unregistered title
Additional deeds, declarations or indemnity policies
Tax advice, estate-agent fees or surveyor fees

Buying a residential property

Standard purchase with one mortgage

WHAT THE PRICE INCLUDES

Taking your instructions and giving initial advice
Reviewing the contract pack, title and standard searches
Raising enquiries with the seller's conveyancer
Reporting to you on title, searches, contract and mortgage offer
Exchanging contracts and completing the purchase
Submitting your SDLT return and paying the tax from funds you provide
Registering you as owner at HM Land Registry

NOT INCLUDED

A survey, valuation or advice on the property's condition
Tax planning or financial advice
Lease-extension, new-build, shared-ownership or other non-standard work — charged as additional fixed fees
Indemnity premiums, freeholder / managing-agent charges or lender charges

Remortgaging

Typically £600 – £950 + VAT plus disbursements, depending on the lender and property — confirmed in your written quotation.

What can change the cost

The cost of a sale or purchase may increase where, for example:

The property is leasehold, shared ownership, a new build, a listed building or subject to a management company
The title is defective, unregistered, comprises more than one title or involves a flying freehold
The transaction uses bridging, private, buy-to-let, Sharia-compliant or multiple mortgage finance
A gifted deposit, Lifetime ISA, Right to Buy or First Homes arrangement is involved
Deeds, consents, restrictions, declarations, indemnity insurance or additional reports are required
A party is outside the UK or enhanced identity / source-of-funds work is needed
The matter is urgent, unusually complex or does not complete
Important information or documents are supplied late

Where extra work of this kind is needed, it is charged as an additional fixed fee — typically £50 – £750 + VAT per item — agreed and confirmed in writing before the work is carried out.

IMMIGRATION

Visas, settlement & citizenship

The ranges below are our legal fees only — Home Office, tribunal, healthcare-surcharge, biometric, interpreter, translation, expert and barrister charges are separate. Where VAT applies it is charged at 20%; whether it applies depends on your residence and immigration status, and we confirm the position in your quotation.

Appeals & other services

Preparing & submitting an appeal only £300 – £500

The tribunal fee is separate — see current tribunal fees, which depend on whether a hearing is requested.

Appeal case preparation £1,800 – £2,500

Barrister, expert, interpreter and translation costs are separate and confirmed in your quotation. The tribunal controls the hearing date.
