Quick answer
A conveyancing quote sets out what the legal work on your purchase, sale or remortgage will cost. Answer a few questions online about the property and the price, and we email you a written, itemised quote: our fee, VAT and each third-party cost on its own line, with Stamp Duty and the HM Land Registry fee shown apart from our fees. For a few matters, one of our team calls you instead to talk it through and give you a figure. The quote is free, and there is no obligation to instruct us.

The online form does not cover a transfer of equity, a lease extension, an auction purchase or commercial conveyancing. For those, request a call back or call us, and we confirm our fee in writing before you instruct us.
What your conveyancing quote shows
| Our legal fee | Fixed for the work described in your quote. It depends on the price of the property (on a remortgage, the amount you are borrowing), whether it is freehold or leasehold, and whether it is a new build. If your matter turns out to need extra work, such as a defective title, that work is charged as an additional fixed fee, agreed with you in writing first. |
|---|---|
| Our other fixed fees | Each named on its own line, such as the File Opening Fee (Non-refundable) on a purchase or sale, and the Telegraphic Transfer Fee (Per Transfer). With a mortgage, a purchase also has the Mortgage Handling/Admin Fee and the Lender Portal Management Fee. |
| VAT | 20% on our fees and on some third-party costs. |
| Third-party costs (disbursements) | Searches, identity checks and Land Registry searches, listed one by one, including VAT where it applies. |
| Stamp Duty and the HM Land Registry fee | Set by the government and shown on their own, apart from our fees. |
Our typical conveyancing fees
Typical ranges for a standard transaction, excluding VAT at 20% and disbursements. Every client receives a written, itemised quotation with an exact figure before instructing us.
| Selling a residential property |
£635 to £1,035 + VAT
(£762 to £1,242 including VAT)
Standard sale of a freehold home under £2m, with one registered mortgage to redeem. |
|---|---|
| Buying a residential property |
£1,010 to £1,910 + VAT
(£1,212 to £2,292 including VAT)
Standard purchase of a freehold home under £2m, with one mortgage. |
| Remortgaging |
£610 to £910 + VAT
(£732 to £1,092 including VAT)
Freehold home, borrowing under £1m. |
Typical disbursements are £46 – £78 on a sale and £319 – £341 on a purchase, for one or two people, including VAT where it applies, itemised in your quotation. On a remortgage they are about £40 – £57, and the HM Land Registry fee is separate. Every range and what it covers is on our fees page.
What changes the price of your quote
- The price of the property, or on a remortgage the amount you are borrowing. Our legal fee is set in bands.
- Leasehold. A leasehold purchase or sale is priced on our leasehold fee scale and also has “Dealing with Leasehold” (£150 + VAT).
- New build. A new-build home is priced on our new-build fee scale and also has “New Build Property” (£250 + VAT).
- Schemes and finance. “Shared Ownership” (£250 + VAT), “Right to Buy” (£250 + VAT, England only) and “Buy to Let” (£100 + VAT, or £150 + VAT on a new build).
- A gift towards your deposit. “Gifted Deposit Check” (£150 + VAT), or “Gifted Deposit Check (from outside the UK)” (£300 + VAT).
- Flats in taller buildings (England). “Dealing with Building Safety Act” (£500 + VAT) where the flat is in a building of five or more storeys or over 11 metres.
- Buying through a limited company. We act on these purchases and confirm the fee in a written quote.
- Lifetime ISA or Help to Buy ISA. “Lifetime ISA” or “Help to Buy (ISA)” (£150 + VAT per account).
- Cash or mortgage. A cash purchase leaves out the Mortgage Handling/Admin Fee and the Lender Portal Management Fee, because there is no lender to act for.
Other extra work, such as a defective title or bridging finance, is charged as an additional fixed fee, typically £50 to £750 + VAT per item, and agreed in writing before we carry it out.
How long it takes, and our fast-track service
When you buy or sell, the work typically takes 8 to 10 weeks for a freehold and 10 to 12 weeks for a leasehold, from instruction to completion. How long yours takes depends on the chain, the searches and your lender.
If your move cannot wait, you can ask for our fast-track service. On fast-track, a freehold typically takes 6 to 8 weeks and a leasehold 8 to 10 weeks from instruction to completion, again depending on the chain, the searches and your lender. It costs £500 + VAT, paid on completion. If we miss the fast-track timescale you do not pay the fast-track fee, unless the delay is outside our control, for example caused by the other side, the lender or the chain. Your file stays on fast-track.
If your purchase or sale falls through
You pay the File Opening Fee (Non-refundable), £100 + VAT, and any disbursements we have already paid out on your behalf. Anything else you have paid us is refunded, or carried over to your next property when you find one.

Questions about conveyancing quotes
Is a conveyancing quote free?
Yes. Getting a quote is free, and there is no obligation to instruct us.
Is the fee in my quote fixed?
Our legal fee is fixed for the work described in your quote. If your matter turns out to need extra work, such as a defective title, that work is charged as an additional fixed fee, typically £50 to £750 + VAT per item, and we agree it with you in writing before we carry it out.
What is not included in a conveyancing quote?
Stamp Duty and the HM Land Registry fee are set by the government, not by us, so your quote shows them apart from our fees. A survey, indemnity premiums, freeholder or managing-agent charges and lender charges are not included.
Do I need two quotes if I am buying and selling?
No. Choose “Buying and selling at the same time” and you get one quote that covers both. The sale and the purchase run on one file, so the File Opening Fee (Non-refundable) is charged once.
Can I get a quote for a transfer of equity, lease extension or auction purchase?
Yes. These are not on the online form. Call us or request a call back, and we confirm our fee in writing before you instruct us.
How do I compare conveyancing quotes?
Compare like with like. Check that each quote is written and itemised, shows VAT, lists third-party costs on their own lines, and covers the same work, such as a leasehold or a mortgage. Check too that the firm is regulated and, if you have a mortgage, that it can act for your lender.
