Quick answer
Yes, you need a solicitor to move your home purchase plan to a new provider, or to move from an ordinary mortgage onto a plan. We deal with your current provider, go through the new provider's documents with you, and on the switch date the old finance ends and the new plan starts.

When you need a solicitor
- You're moving your plan to a new provider. Your current provider is paid what it is owed and the new plan is recorded on your title.
- You're moving from an ordinary mortgage to a plan. Your mortgage is paid off and the new plan is recorded in its place.
- Your new provider uses a different type of plan. That means different paperwork, and sometimes a different fee.
What we do, step by step
How long it takes depends mostly on how quickly your new provider issues its offer and documents, and on your title. We give you an estimate at the start and tell you if anything changes it.
- Before you instruct us
We confirm whether we can act for your new provider as well as for you.
- Getting started
You accept your quote, tell us both providers' names and send us your ID.
- Checks
We check your title at HM Land Registry against your current plan's documents and ask your current provider, or your lender, for the amount needed to settle.
- Documents and signing
We go through the new provider's documents with you before you sign.
- Switch date
Your current provider or lender is paid, and the new plan starts.
- Afterwards
We register the change at HM Land Registry and send you the updated title.
What it costs
| Our legal fee | Call us or ask for a quote and we will give you a written, itemised quote before you instruct us. |
|---|---|
| VAT | 20% on our fee and on some third-party costs (shown in your quote) |
| Third-party costs (disbursements) | Extra, and listed one by one in your quote |
Set by the government, shown separately: the HM Land Registry fee, and Stamp Duty Land Tax if it applies to your switch, aren't part of our fee.
Ask your current provider what it will cost to end your plan early. That figure comes from them, not us.

I have a normal mortgage. Can I move to a home purchase plan?
Yes. Your mortgage is paid off and the new plan takes its place on the same home. The steps are the same as those set out above.
Does it matter if my new provider uses a different type of plan?

No. Anyone who meets the provider's criteria can apply.
When is my title updated?
HM Land Registry finishes the registration after completion, and this can take some time. We tell you when it is done and send you a copy of your updated title.
