The three structures — and what each means for your title

Every halal home purchase plan avoids interest the same way: instead of lending you money, the provider takes a stake in the property itself. How it takes that stake is the structure — and it changes what we register, what you sign and how you exit.

Diminishing Musharaka

Co-ownership, shrinking

You and the provider buy the home together. Each month you pay rent on the provider's share and buy a slice of it — so your share grows, theirs shrinks, and the rent falls away until the home is entirely yours.

On the title: a co-ownership agreement and lease sit alongside the purchase — we register the structure and the final transfer to you.

LEASE-BASED

Ijara

Lease to own

The provider buys the home and leases it to you. Your monthly payment is rent plus an acquisition amount, and ownership transfers to you at the end of the term — a structure you'll also meet on some refinances.

On the title: the provider holds the legal title with your lease and promise-to-transfer protecting your position — we check both carefully.

BUY-AND-RESELL

Murabaha

Declared mark-up

The provider buys the property and immediately resells it to you at an agreed, openly declared mark-up, which you pay in fixed instalments. You own the home from day one; the price never changes.

On the title: yours immediately, with the provider's position secured against it — nowadays seen mostly on commercial and short-term deals.

What we check on every plan

The exit terms — what early settlement costs, and exactly what happens to the provider's share if you sell before the plan ends.

Who insures and maintains — the obligations the plan passes to you, spelled out before they surprise you.

How your share is protected — the registrations and restrictions that secure your growing stake at the Land Registry.

Leasehold layering — where the property is itself leasehold, three sets of obligations stack up; we make sure they fit together.

Then we explain the whole structure to you in plain English — rent, share, exit — before you commit to it.

GOOD TO KNOW

Familiar protections, familiar process

Regulated home finance. UK home purchase plans are FCA-regulated, with sharia compliance certified by the providers' own supervisory boards.
No double stamp duty. HMRC's alternative-finance relief stops the two-step purchase being taxed twice — claimed correctly on every one of our files.
The move itself is normal. Searches, enquiries, exchange, completion — the same CQS-standard conveyancing as any Waterstone Legal purchase.
Open to everyone. You don't need to be Muslim to use a home purchase plan — plenty of clients choose them on ethical grounds.
