Five Reasons Estate Agents & Conveyancers Need Each Other

Funny, there is a bit of a misconception surrounding the relationship between conveyancing solicitors and estate agents. Many buy into a friction that can undermine one of the most important partnerships in buying or selling a property. You see, estate agents and conveyancers need each other, a bit like a car couldn’t run without wheels and an engine, together they drive a deal through to the finish line. Here are five ways estate agents and conveyancing solicitors in London rely on each other; dissolving the myths of tension and inspiring a stronger cooperation.

1. Good Communication Speeds Up Transactions

Every buyer or seller knows that speed matters. When you find your dream home or are ready to cash in on a property you don’t want to be part of a transaction that drags on for months. When an estate agent and conveyancer work together effectively, communicating regularly and keeping their client informed everything moves faster. In this respect, estate agents and conveyancing solicitors rely on each other to be responsive and update each other on anything that can affect the property transaction so it can be dealt with as quickly as possible.

2. Together They Can Tackle Challenges

During a property purchase many challenges can arise, from complications with title, unexpected discoveries during legal searches to price negotiations following surveys. Whatever challenge arises, together estate agents and conveyancers can tackle them when they are on the same side. Twice the hands, half the work as the saying goes. This certainly proves true in the case of conveyancing, when these professions work together proactively the results speak for themselves.

3. Client Confidence

When estate agents and the best conveyancing solicitors work closely together, a clients’ confidence grows. When they do not have to chase their solicitor and estate agent to ensure they are communicating and aware of any changes they have peace of mind. This supports them on their journey and puts them at ease. Property transactions can generally be a very emotional process. Estate agents and conveyancers are central to delivering the most prompt, efficient service. Working closely together supports buyers and sellers to be able to relax and enjoy the ride as much as possible. This is key to repeat business and client referrals.

4. Networks Matter

One thing estate agents and conveyancing solicitors have in common is their clients. They are both working for the same person and both of their services are vital to every transaction. By working together both of their networks build, naturally. Clients often feel reassured by a recommendation and the comfort knowing that their agent or solicitor has worked with a party before. Receiving excellent reviews from their respective work can be pooled together to attract more business. Many clients prefer to work from referrals. This allows agents and conveyancers to refer each other to existing and new clients, building a strong and successful network whilst keeping clients happy and delivering a top service.

5. Smooth Process

Ultimately all parties to a property transaction want it to be a smooth process. Estate agents and conveyancers rely on one another to ensure each deal runs as smoothly as possible. The better their relationship, the more effective the communication, the stronger the results. Simples. This is why when we say teamwork makes the dreamwork – we mean it. If you are looking for an estate agent or conveyancer near you make sure you ask them if they can work together. Finding an agent and conveyancer who are familiar with one another and understand the vitality of this relationship could be key to a smooth successful purchase.
