Here’s the 5 simple steps to selling your property

We will collect the required forms including ID and proof of ownership.

We will issue a contract pack to your buyers solicitors and ensure searches are started and replies are dealt with swiftly for a smooth transaction.
3. Redemption Figure
We obtain an up to date redemption figure to show how much is owed on any mortgage.
4. Exchange
We contact the buyer's solicitor to exchange contracts.
5. Complete & Celebrate
We complete as per the date set out in the contract, from the sale proceeds we pay off any outstanding mortgage and payment and send the rest to you. Time to take a big sigh of relief and celebrate.

Once the sale is agreed, the purchase can take from 4- 8 weeks depending on searches and replies. It is important to choose a solicitor that will act promptly and thoroughly.

Yes, it is essential to have a solicitor to handle the purchase of a property.

How much do I need to buy a house?

The deposit to buy a home can range from 5% – as high as you would like to go. Properties can also be purchased as full cash purchases.

SDLT UPDATE

Our conveyancing solicitors are dedicated to completing your transactions as quickly as possible before 31 March, 2025 (SDLT increase deadline). However, because of the involvement of multiple parties in your transactions that are beyond our control, we are unable to guarantee completion. Therefore, if completion does not take place by 31 March, 2025, we will not be responsible for any increase in SDLT payable. In the event that your matters are not completed before 1 April, 2025, please make sure you have sufficient funds to cover the additional SDLT.

Please note the following changes:

1. The threshold (being the amount of the purchase price that will be free from Stamp Duty) is currently £250,000. This will be reduced to £125,000.

2. The threshold for First-time Buyers Relief over which SDLT will be payable is currently £425,000. This will be reduced to £300,000.

3. The maximum purchase price for which First-Time Buyers Relief (as above) can be claimed at all is currently £625,000. This will be reduced to the previous level of £500,000.
